Twelve-year-old multi level executive units with a failed roof membrane which was covered by foam and 150 ton of white rock insulation.

 

 

 

 

 

 

 

The roof slab lacked falls and drainage cell installation. The main roof slab was leaking at the parapet wall, into the units below. The white rock insulation system added significant weight to the roof and that weight progressively caused more and more problems, resulting is widespread water leaking into the building.

 

 

The failed polyurethane membrane was removed using a remote controlled three phase grinder. The membrane was installed in one application and pin holed very badly. It was leaking from installation.

 

 

 

The cleaned substrate was primed with two coats of AMI’s HydroStatic waterbased epoxy, after joint sealant detailing was applied, the intersection was tanked using fibreglass matting. The system is now designed to allow movement with water leaking into the building.  Pic 7

 

 

 

Low areas and areas of ponding were raised using AMI’s two pack urethane. This was a fail proof way of quickly raising the areas in questions with a full cure time of less than 3 hours.

 

 

Reinforced Ultra Flex, waterbased polyurethane membrane was applied by roller to a dry coat thickness of 500 microns.

This was followed by one trowel coat of S420 Thermal membrane to a dry thickness of 600 – 750 microns

The combination of Ultra Flex and S420 Thermal sees a waterbased, rein forced waterbased membrane with over 1mm dry coat thickness with the blocking of heat penetration into the roof structure. No heat banks will be formed.

 

 

S400 Silicone membrane application. This membrane is immune to uv light and pooling water and makes an excellent long term protective roof coating. Overall, the minimum coating thickness (combined) is 1.65mm.

A combination of S420 and one coat of S400 enables AMI to offer a 20-year coating warranty. With two coats of S400, the warranty is extended to 25 years. Both warranty systems are inclusive of regular inspection and maintenance by AMI.
